The numbers

Measure, Pompano Beach Latest A year earlier Change
Typical home value (Zillow ZHVI), August $351,953 $358,703 down 1.9%
Median sale price (Zillow), July $337,100 $345,000 down 2.3%
Median days to pending (Zillow), August 66 83 17 days shorter

The Zillow Home Value Index estimates the value of a typical, mid-priced home, single-family and condo together, adjusted for the season. The median sale price is the middle price of the homes that actually sold in one month, so it moves with the mix of what sold. Pompano Beach has many beachfront and Intracoastal condos, so a month heavy on older condos reads lower than one heavy on single-family homes.

The federal index

The Federal Housing Finance Agency’s all-transactions house price index for the Fort Lauderdale-Pompano Beach-Sunrise metropolitan division, which covers all of Broward County, stood at 548.87 in the second quarter of 2026, up 0.8% from 544.65 a year earlier. The FHFA index tracks repeat sales and refinances of the same homes and counts only mortgages backed by Fannie Mae or Freddie Mac, which leaves out many cash and condo sales. That is one reason it can rise while Zillow’s index slips.

The Census figure

The Census Bureau’s 2020-2024 American Community Survey put the median value of owner-occupied homes in Pompano Beach at $349,300, against $414,600 for Broward County. About 56% of occupied homes in the city are owner-occupied, compared with about 64% countywide, and the city has 61,070 housing units in all. The survey is a five-year average of what owners say their homes are worth, so it trails the market; use it to compare places, not months.
