Pompano Beach, Lighthouse Point, Coconut Creek and Oakland Park side by side: 2025 tax rates, school zones, Zillow values and Census figures.
Last checked Oct. 10, 2026. Sources: the Broward County Property Appraiser, Broward County’s address points and 2025-26 school boundaries, the Florida Department of Education’s 2026 school grades, the Zillow Home Value Index, the U.S. Census Bureau’s 2020-2024 American Community Survey (QuickFacts) and each city’s own pages, linked below. Part of our Pompano Beach neighborhoods guide.
Pompano Beach’s three nearest neighbors that are cities are Lighthouse Point (about 3.8 miles from Pompano Beach’s center), Coconut Creek (about 4.2 miles) and Oakland Park (about 4.5 miles). Lauderdale-by-the-Sea, which is closer than Coconut Creek, is a town, not a city, so it is not on this page. All four cities are in Broward County and share the county government, the school district and most special districts, so the differences come down to each city’s own tax rate, services and housing. This page sets out the official figures side by side, one table per topic. It does not rank the cities.
Property tax rates
Each city sets its own operating rate. The Broward County Property Appraiser’s 2026 proposed vs 2025 final operating millages report (PDF) lists them for every taxing body. One mill is $1 of tax per $1,000 of taxable value.
| City | 2025 final operating rate | 2026 proposed rate |
|---|---|---|
| Pompano Beach | 5.2181, plus 0.5000 for EMS | 5.1920, plus 0.5000 for EMS |
| Lighthouse Point | 4.4207 | 4.4207 |
| Coconut Creek | 6.8988 | 6.8988 |
| Oakland Park | 5.6979 | 5.6799 |
The Pompano Beach City Commission adopted 5.1920 and 0.5000 as final rates for 2026 in Resolution 2026-164 and Resolution 2026-167; see our property taxes guide. The other cities’ 2026 rates are final only after their own September budget hearings.
Tax rates in a chart
Shared rates. All four pay the same 2025 rates to the County Commission (5.6658 mills), the School Board (6.3200 mills: 3.0720 for the required local effort and 3.2480 for discretionary and capital) and the Children’s Services Council (0.4500), from the same appraiser’s report. The School Board’s required local effort is proposed at 3.0460 for 2026.
The whole bill. The appraiser’s millage table gives the combined 2025 rate of every taxing body for each city’s millage code:
| City (millage code) | Combined 2025 rate |
|---|---|
| Coconut Creek (3212) | 20.9953 |
| Pompano Beach (1511) | 20.3823 |
| Oakland Park (1712) | 20.3054 |
| Pompano Beach (1512) | 20.2573 |
| Lighthouse Point (1411) | 18.8914 |
Florida’s homestead exemption is a state exemption and works the same way in all four; the Property Appraiser handles applications. See property taxes for the deadlines.
High schools and their state grades
All four are served by Broward County Public Schools, and attendance zones cross city lines. This table shows how each city’s street addresses, in Broward County’s address data, fall in the district’s 2025-26 high school boundaries, with each school’s 2026 grade for the 2025-26 school year. Shares under 1% are left out.
| City | Zoned high school | Share of city addresses | 2026 grade |
|---|---|---|---|
| Pompano Beach | Blanche Ely High, 1201 NW 6th Ave., Pompano Beach | 69% | C |
| Pompano Beach | Deerfield Beach High, 910 SW 15th St., Deerfield Beach | 28% | C |
| Pompano Beach | Coconut Creek High, 1400 NW 44th Ave., Coconut Creek | 4% | C |
| Lighthouse Point | Deerfield Beach High, 910 SW 15th St., Deerfield Beach | 100% | C |
| Coconut Creek | Monarch High, 5050 Wiles Road, Coconut Creek | 73% | B |
| Coconut Creek | Coconut Creek High, 1400 NW 44th Ave., Coconut Creek | 27% | C |
| Oakland Park | Northeast High, 700 NE 56th St., Oakland Park | 85% | B |
| Oakland Park | Boyd H. Anderson High, 3050 NW 41st St., Lauderdale Lakes | 14% | A |
| Oakland Park | Fort Lauderdale High, 1600 NE 4th Ave., Fort Lauderdale | 1% | A |
Lighthouse Point has no district high school of its own. Blanche Ely High and Deerfield Beach High both earned an A in 2025; Coconut Creek High earned a B. Pompano Beach High, 600 NE 13th Ave., earned an A in 2026, but no city address is zoned for it in the district’s boundary data. Full report cards are on the state’s EDStats site. For Pompano Beach’s own schools, see our schools guide.
Home values
From the Zillow Home Value Index by city, August 2026. The index is a modeled typical value for the middle third of homes, not a sale price.

Population, income and commute
From the Census Bureau’s 2020-2024 American Community Survey 5-year estimates, the same release for all four (QuickFacts: Pompano Beach, Lighthouse Point, Coconut Creek, Oakland Park):
| City | Population | Median household income | Median value, owner-occupied homes | Mean travel time to work |
|---|---|---|---|---|
| Pompano Beach | 114,147 | $67,195 | $349,300 | 27.1 minutes |
| Lighthouse Point | 10,600 | $92,135 | $688,400 | 28.7 minutes |
| Coconut Creek | 58,330 | $75,014 | $309,600 | 29.6 minutes |
| Oakland Park | 44,682 | $72,708 | $385,000 | 25.5 minutes |
The Census median home value is what owners estimate their homes are worth, averaged over five years, so it differs from Zillow’s current index.

How to check an address
City lines, ZIP codes and school zones do not match in this part of Broward, so check the address itself before you rely on any figure here:
- Which city is it in? Search the address on the Broward County Property Appraiser’s site. The record shows the municipality and the millage code that sets the tax rate. ZIP code 33064, for example, crosses city lines, and Zillow files it under Deerfield Beach.
- Which schools? Enter the address in the district’s Find My School tool.
- What would the taxes be? The Property Appraiser’s tax estimator estimates a bill after a purchase, because a sale resets the assessed value.
